pepperwood farm, a dollhouse rehab

I won this house off of ebay....the seller lives right next door in the wonderful world of Colorado! She shipped this house to me via greyhound, it got here really quick!!!

I knew this house would need alot of work, despite the sellers description of the house (which mentioned it didn't need much work), i could see it needed a good rehab. Now that i have it in hand, i see that parts of it will have to be replaced. I still think i got a great dollhouse however and it will be fun to see the transformation! This will be a springtime project cuz i anticate having to work on it in my garage for a few months. I don't really want to keep my vehicle parked outside during the winter.....

Anyway i anticipate replacing the whole first floor "floor", i think it has lost it's strength and integrity. I just need to recut some plywood for this...plus it will help me get rid of the unsightly 2x4's that the house is sitting on. I tried to remove one of them and discovered that it is actually keeping the floor stablized...well somewhat anyway. I'll take alot of photos in the spring when i totally tear it apart. I may built a table for it out in the garage, then when the house is complete, i'll bring the table inside and cover it with a cloth. I will also replace the roof panels and the gables. part of the good thing about replacing the entire 1st floor floor is that the wood flooring squares that were applied are not only very crooked and warped, the person who installed them, dumped a bunch of glue on the floor before they started to install the shingles. You can see how thickly the glue has been applied. I just noticed that today while taking pictures. The bathroom flooring is installed over i don't know what, the back left corner sticks up and so that is how the trim piece was installed! I can't wait to see what is under that!!!!!

I'm not in the least bit discouraged by finding that this house is in such poor shape. I'm looking at it being like a "real" older home, where over the years, termite damage has caused structural problems and wood will need to be replaced...and like in a old old home, people install flooring over defects before repairing defects which gives old homes that special look  reminds me of my grandmothers home before they got some modernizing done to it. (that house will be torn down sometime this year!!!!), this will be a cool project to work on!!!!!!!!!!!

The only interior items that i like in this house are the kitchen flooring (which is pulling up all the way along the edges and the upstairs bedroom wallpaper in one of the rooms, but this will go cuz the wallpaper looks like dining room wallpaper...and if i can save the kitchen floor when i get rid of the whole first floor, floor, that will be great. i doubt it tho. I don't know if i will be able to use this brick foundation on this house, unless i build up a foundation like this person did. I don't think it comes with this kit. They actually did a good job of it! There are a few bricks that need replacing, but that shouldn't be too hard. The seller included with the house a bag wiht some left over brick, some trim and a few HOM kits (i think one of them is a bed i have been wanting!!!!! I haven't dug thru the bag yet tho!

I don't know if i will have to replace the siding or not. There are a few extra pieces of trim included with the house, so i would be able to replace the broken strips. I don't know how well the siding has been put on, but over all i like it.

Love the 'parquet' flooring - you use less wood if you leave bigger gaps!!!

Hope this house gets it's rehab in the Spring; it will be lovely to watch it come back to life.
