Missing one porch pillar (it's a standard size dowl) I don't think the main instructions are in the box. I sold a RGT kit about the same size last year so I know that Shipping will be at least $200.00. You can picked up in Salem, OR. Fox Hall comes in two (original) boxes: Main house parts 5" x28" x48" weighs 65lbs Components: 10" x24" 18" weighs 15lbs ships from zipcode: 97302 (usa) Or Pick up n Salem Oregon. Fox Hall manor is opened in The back and hinged in front The kit includes includes everything you need to build the house including two curved staircases, windows and front door. You add electricity, paint, wall paper and flooring of your choice. It's a beautiful house.
